General planning for a residential building in an inner-city gap for urban redensification
On behalf of the New Apostolic Church, CANZLER conducted a feasibility study to clarify the building potential of the site, making the best possible use of the space and ensuring that the neighboring buildings were protected. In the further course of the project CANZLER was commissioned as general planner in 2 stages with the phases 1-6 and 7-8 (HOAI). As general planner, CANZLER provided the object planning and planning of the technical equipment. Structural planning, open space planning, fire protection and energy con­sul­ting were coordinated as sub-planners in the general planning team. A multi-story residential building was constructed consisting of a front and a rear building as well as an underground parking garage with 17 parking spaces. The 23 residential units in the form of 2-, 3- and 4-room apartments were realized largely barrier-free. Numerous structural and technical measures were taken to ensure sustainability and improve the microclimate of the location. The building was constructed in accordance with the KFW Efficiency House 55 standard. A CHP unit is used to reduce CO2 emissions, and charging stations for e-mobility are provided in the underground parking garage. Furthermore, to maximize the green spaces, both a terraced roof garden landscape and the maximum possible greening of the courtyard area were implemented. The infiltration of rainwater was solved by means of infiltration trenches. By closing this gap, it was possible to create urban redensification, the associated upgrading of the neighborhood and inner-city living space for all generations.
