NAK - New construction of residential house

General planning for a residential building with commercial use on the ground floor, in an inner-city building gap for urban redensification
Urban redensification in Darmstadt creates inner-city living space and sustainably upgrades the neighbourhood. On behalf of the New Apostolic Church, a multi-storey residential building consisting of a front and a rear building as well as an underground garage with 17 parking spaces was to be realized as a KfW Efficiency House 55. A preceding feasibility study clarified the buildability of the site with the greatest possible utilization of the area as well as the corresponding protection of the neighbouring buildings. CANZLER prepared the feasibility study considering several variants and taking into account a sustainable solution. Subsequently, CANZLER as general planner provided the object planning and all specialist planning services - structural design, TGA planning, outdoor facilities, fire protection and energy con­sul­ting. The 23 residential units in the form of 2-, 3- and 4-room flats were realized as barrier-free as possible. In order to increase the sustainability of the building, the following measures were implemented: construction according to the KFW Efficiency House 55 standard, CO2 reduction through heat supply by means of a CHP unit, charging stations for e-mobility in the underground car park. To improve the microclimate at the site, the courtyard area was planted to the maximum and a terraced roof garden landscape, also intensively planted, was implemented. The infiltration of rainwater takes place on the site via infiltration trenches.
