IKEA Operating Concepts

FM-Consulting for the development of uniform facility management service standards as well as competitive tendering and awarding of the services among 24 bidders
As an international group with a global corporate social responsibility, IKEA also wants to fulfil its responsibility towards customers and employees in Germany beyond the legal requirements. For this reason, a uniform and sustainable operating concept should be developed for 29 locations in Germany, which guarantees operational safety overall, maintains the value of the properties and leads to a reduction in operating costs by optimising operating processes. In a multi-phase process CANZLER introduced a nationwide uniform operator concept: In phase 1 the structural and process organisation as well as all relevant operating costs were analysed. Tasks and responsibilities for retail, property as well as for control and supervision were distributed. Afterwards an inventory of 29 furniture stores with more than 720,000 m² of floor space was carried out, on the basis of which an overall tender for the services "operating" and "maintenance" was prepared. Phase 3 consisted of the organisation of a nationwide competition among 24 bidders and CANZLER‘s subsequent participation in the award of the contract. Finally CANZLER accompanied IKEA in the takeover phase of the facility services. Furthermore, the contracts were continuously adapted and extended for new locations.
