Planning of area-efficient and construction-cost-optimised residential buildings within the framework of neighbourhood development
A new residential quarter with more than 1,000 units has been built on the former Agfa factory site in Munich-Giesing. The seven storey apartment buildings stand on a common underground car park and are grouped around a central, spacious lounge and play area.
Huber Lischka Architekten planned two five-storey residential blocks with 165 and 147 units as part of the overall project. The flats open onto the central green area with terraces, balconies, and loggias.
The flat mix provided for one-bedroom flats and generously proportioned 5-room flats as well as attractive roof terrace flats. A highly efficient living space index of 0.83 was achieved by intelligently arranging the accesses and shafts and minimising the construction areas. In addition, the construction costs for the house were cheaper than comparable buildings thanks to planning optimised for manufacturing.
