Planning of area-efficient and construction-cost-optimized residential buildings within the framework of neighbourhood development
On the former site of the AGFA works in Munich-Giesing, a new residential district with over 1,000 apartments was created on the basis of an urban planning competition. Seven residential buildings with a 2-storey underground garage were built around a spacious central recreation and play area. CANZLER planned two buildings with 165 and 147 residential units as part of the overall project. The two 5-storey buildings each open up as a three-sided block development to the central green area. The apartments vary between one-room apartments, attractive roof terrace apartments and spacious 5-room apartments. All apartments have an allocated outdoor area and have been designed to take account of external influences such as sunlight, orientation and surroundings. A living space index of 0.83 was achieved thanks to the intelligent arrangement of the access routes, apartments and apartments. In addition, the construction costs for the house were lower than comparable buildings thanks to planning optimized for production.
