"KuPa" residential quarter

Planning of sustainable and efficient technical equipment for a new urban quarter and the renovation of a historic industrial building for office and restaurant use in accordance with the preservation order.
Under the name KuPa, a new residential quarter was created around the listed envelop factory in Pasing. Five residential buildings with a total of 167 flats and flats surround the historic and name giving Kuvert-Fabrik Pasing building, in which modern office and working environments as well as a gastronomic offer have been created for the quarter. CANZLER planned the technical equipment for the new buildings and for the complex renovation of the historic building stock in accordance with the preservation order. A ventilation system with heat recovery was installed in the flats, and a flat transfer station with integrated water heating was planned for each unit to ensure drinking water hygiene. Noise-intensive installations were relocated to separate areas. A central BUS system controls all building services components for each unit. Elaborate ventilation and refrigeration technology had to be integrated in the Kuvert factory to meet the requirements resulting from the new use. The building is supplied via a heating/cooling system that can provide heating and cooling simultaneously without consuming additional energy. Energy is supplied by means of a central well via a water heat pump. The offices were completely fitted out with IT, data, and network technology (cabling) and, in addition, a daylight-dependent control of the lighting, area-wide fire alarm system with safety lighting as well as a smoke and heat extraction system were planned and implemented.
