The project, which emerged from an international competition organized by the real estate developer Magna AG, consists of the construction of a new high-rise building and a listed existing building. The 14-story office tower is located directly on the Elbe River next to the Airbus factories in Hamburg's Finkenwerder district. CANZLER provided the planning for the technical equipment of both buildings. The existing building, which is protected as a historic monument, was to be renovated with minimal intervention and brought up to the latest state of the art. The office tower was planned and executed in accordance with KfW/BEG Standard 55. Heating and cooling are supplied by a heat pump with gas boiler to cover the peak load. In addition, 300 m² of photovoltaics were implemented. In order to optimize the floor height and keep the expansion flexible, heating/cooling elements, ventilation, room acoustic elements and lighting were integrated into the floor ceilings in the expansion grid. In accordance with the increased fire protection requirements in the potential flooding area along the Elbe River, an area-wide sprinkler system was provided in both buildings.
