Lab48 - FM operator concept
Organizational and process consulting for the development of an operator concept for a new office building, taking into account airport-specific services and security requirements
The LabCampus at Munich Airport is an innovation center initiated by the Free State of Bavaria. Here, cross-sector collaboration is intended to appeal equally to established companies of various sizes as well as startups and spin-offs. The campus extends over four construction sites along the western access road to Munich Airport. Lab 48 is the first multifunctional office hybrid building on the site.
CANZLER developed the FM operating concept for the new Lab48 building on the basis of the RealFM function and service model, which takes into account various services in the areas of technology, infrastructure and commercial services. Airport-related services such as airport security were also taken into account, coordinated and integrated into the overall concept. In a first step, the key performance indicators were determined, the processes and control tools were then developed, and the overall concept was translated into a tender for technical and infrastructure services. The commercial services were organized partly as in-house services from the airport environment and partly with external support. Finally, the requirements were integrated into a campus-wide CAFM system in the form of a specification sheet and a functional service description.
