Designing a more sustainable building operation and tendering and awarding the support service for BREEAM re-certification of the property
The Hanseviertel in Hamburg's historic city center, parallel to the Große Bleichen shopping street, is one of the first shopping arcades in Germany. The arcade complex, designed by Hamburg architects gmp in 1980 with its postmodern portal building, has a shopping arcade, several retail units, a hotel, approx. 14,400 m² of office space and 16 apartments. The Hanseviertel was continuously developed and restructured until 2012 and certified according to BREEAM DE Bestand for the first time in 2021. CANZLER was commissioned with organizational con­sul­ting on the operating concept and the tendering of the bundled facility services as well as their award in order to maintain the existing certification and to exploit the potential of the property for re-certification. In addition, CANZLER provided the conceptual design, tendering and contracting of FM services as BREEAM support services to continuously improve operations, reduce operating costs and increase sustainability in operations. CANZLER then supported the implementation of the FM services and developed the basic model for subsequent performance measurement of the facility services provided.
