Deutsche Telekom - Aculeum

Revitalisation and marketing concept and LEED pre-check as a feasibility study to determine the structural and technical optimisation possibilities
Deutsche Telekom AG / T-Systems was a long-term tenant in the Aculeum. On behalf of the owner, the possible repositioning of the property as a "multi-tenant" property with flexible floor plans and modern office forms was first to be examined within the framework of a feasibility study, in order to make it marketable again in the event of a new lease. Alternatively, the integration of new space-optimized office concepts was examined for the possible continuation of the lease with Deutsche Telekom in order to increase the number of workplaces in the space. In addition, the sustainability requirements of the existing tenant were to be taken into account and current specifications for ventilation, cooling and control of office and network rooms as well as the IT infrastructure were to be integrated. Subsequently CANZLER developed a revitalization concept including cost and time frame for the refresh of the existing office and conference areas, the entrance foyers and at the same time space optimization by conversion of traffic areas to office areas. The integration of the sustainability requirements for the technical equipment under high cost pressure was planned and implemented by CANZLER‘s general planning team within the existing building structure and shell. Additionally CANZLER advised and supported the client in talks and negotiations with Deutsche Telekom AG.
