Creation of a future-proof operational concept for planning and construction
Carl Zeiss AG is investing over €300 million in the construction of a new research and production site at its founding and innovation location in Jena. The new high-tech site will be equipped as a smart factory with a high proportion of innovative and sustainable technologies.
For a new integral operating concept that would enable demand-optimized management of the site, the technical, infrastructural and commercial facility services for the new building complex and the technical facilities had to be defined, described and quantified.
Starting with HOAI service phase 2, CANZLER provided consulting services to the project team during planning and construction from the operator's point of view, so that all FM-relevant aspects could be taken into account at an early planning stage. Based on this, CANZLER developed an operating concept as the basis for operationally optimized space and facility planning, updated it during planning and construction, and provided support during implementation. In the process, innovative and sustainable approaches were investigated and considered for all services, a step-by-step implementation plan was developed, and integration into existing data models in BIM and CAFM was examined.
In addition, the operating concept was also to form the basis for a global roll-out in order to establish the topics of Smart Factory and Industry 4.0 in building operations worldwide.
