Factory meets Living

The name Factory Suites suggests that this is an upscale residential project on a site formerly used for industrial purposes. Deutsche Real Estate AG, represented by Objekt Verwaltungsgesellschaft 2015 DRESTATE mbH, has commissioned CANZLER with project management. The client wants to be assured that the execution will be of the desired quality and that the deadlines and costs will be met. The Factory Suites in the former shoe machine factory in Frankfurt-Rödelheim are currently in the shell construction phase.

A total of 68 condominiums are planned. In the Loft House, the factory building that has been preserved in its core, 19 units are being built. It will be supplemented by a second, new residential building, the Urban House, with 49 units. The apartment sizes vary from a two-room apartment starting at 62.5 square meters to five rooms on around 271 square meters; the ceiling heights range from 2.60 to 3.20 meters. The high-quality equipped buildings of the Factory Suites fit into the overall area of approx. 13,000 sqm as a self-contained unit with an inner courtyard and private gardens. The underground parking garage shared by the two residential buildings will be partially equipped with e-charging stations.

CANZLER was commissioned in mid-2020 with project control tasks for the construction project in accordance with AHO, No. 9. Beginning with con­sul­ting in the course of awarding the contract, further tasks include managing the general contractor and monitoring the quality of execution. In addition, the Frankfurt-based planning and con­sul­ting firm monitors costs and deadlines to ensure completion on the agreed date.

"What makes the project so exciting is the symbiosis of the historic industrial building and the creation of new, modern residential buildings. Particularly with regard to the issue of sustainability, it is important to use the existing building stock, to densify inner-city areas, and thus to create valuable living space," explains Katrin Hartmann, the responsible project manager at CANZLER. The history of the site gives rise to a number of special features: An industrial building from the turn of the century is being preserved and converted into a modern residential building with loft character. In addition, the proximity to a residential area requires special consideration, which is why a noise protection concept was developed and implemented to protect residents from noise from the construction site.

CANZLER provides technical support to the client team and works in partnership with all project participants to ensure successful implementation.
