Valuation and documentation of real estate portfolios as preparation to real estates transactions

136 retail stores with altogether 1,300,000 m² sales area at different locations throughout Germany
Canzler examined 136 retail stores of the Karstadt-, Quelle- and Neckermann-groups with a selling area of approx. 1,300,000 m² as preparation to sale the whole portfolio. Among them are business premises and department stores as well as mixed properties and retail warehouses at different locations throughout Germany.
After analysing all existing inventory data to the building regulations, the constructions and technique as well as the business management and type approval of the objects were surveyed during site inspection. By an interdisciplinary team of engineers, architects and consultants the condition, the provision for deferred repairs and existent deficiencies were captured and evaluated for construction, technical equipment, fire protection and building physics. Besides analyses to environmental damages and contaminated land Canzler examined also the conformity with the valid building regulations and regulations to sales points, working places and garages. For captured deficiencies and provision for deferrred repairs the costs were calculated for short-, middle and long-term measures.
An integrative reporting based on the Access data bases supplied extensive information for the client for further planning and controlling of his transaction.
