Overall Planning - IBC Rental Space Development

Tasks and Solutions

Successful project outcome through overall responsibility regarding costs, scheduling and qualities

Kind of Object and Use

Development of rental space in an office tower complex in Frankfurt am Main; approximately 40,000 m²

The IBC building complex, made up of three buildings, was built in 2003 for Deutsche Bank.

Canzler was already a key consultant for technical fittings and facility management when the building was being planned.
The strategy to set up a comprehensive trading centre was not implemented by Deutsche Bank and the complex was sold to the Blackstone Group.

Blackstone commissioned Canzler with the overall planning responsibility for the development of rental space in building A for ING Real Estate and Degussa and of building C for Deutsche Bank AG. The latter needed new headquarters with prestigious office space because of the fire safety measures being carried out on the twin towers at Taunusanlage.
The high requirements placed on the security of supply concerning infrastructure, electricity and IT as well as the security for people and objects were ideally met by the IBC site.

Canzler was responsible for the overall architectural and technical planning of the 30,000 m² development with space to house offices, conference facilities, fine dining establishments and a canteen kitchen.
Canzler also provided assistance to the property owner in terms of budget planning as well as in negotiating the special wishes of tenants and carrying out relevant feasibility studies on these.
