The office and retail building is located between the main railway station and the Old Opera House, in close proximity to the Frankfurt banking district, as well as the mixed-use area Westend which includes both high-end office and housing developments.
After the move-out of the previous tenant, the ABN-AMRO Bank, new leasing and commercialization concepts as well as maintenance and modernization work were necessary in order to revitalise the property.
Canzler evaluated the reversal of tenant-specific improvements for flexible office use, including deferred maintenance of the property, in addition to developing concepts for future multi-tenant use. In this context, the renting space was assessed and illustrations, benchmarks and graphs were presented to compare the efficiency of various office concepts such as cubicle, combined-use and open-plan offices.
In addition, Canzler was commissioned by DEKA Immobilien GmbH to design and prepare the bids for the modernization of the facility.
Particular attention was given by Canzler Ingenieure to the planning of the modernization of the lobby to increase the attractiveness and the marketing potential of the property.
